Project Overview
This elevated front balcony in Bilgola Plateau had deteriorated to the point where it was no longer safe to use. The original hardwood joists, ledger and decking were extensively rotten, and the existing connection back to the house was inadequate for the long-term loads. Our brief was to fully rebuild the 20m² balcony, retain the existing rail system where practical, and create a new structure that was properly anchored, waterproofed and protected for long-term outdoor exposure.
The Challenge
The biggest challenge was safely rebuilding the balcony approximately six metres above ground on a sloping site, with limited working space beneath. The original ledger had been fixed back to the internal floor joists with screws, while a later steel channel reinforcement had only prolonged the life of the failing deck. We had to dismantle the rotten structure, establish a secure new ledger connection using chemical anchors, integrate new deep joists with the existing steel support, and complete the rebuild without compromising the house façade.

Our Approach & Process
For an elevated balcony, the finish is only the final step. The priority is creating a structure that is properly anchored, supported and protected from water ingress. We rebuilt this balcony from the connection at the house outward, combining new structural pine framing, waterproofing and Merbau decking with the retained rail system.
Structural Rebuild & Waterproofing
We removed the failed hardwood framing and installed a new 240×65 mm GL8 structural pine ledger using chemical anchors. New 240×45 mm joists were bolted to the existing steel channel, with additional blocking for stiffness and support. The wall-to-ledger connection was waterproofed and G-Tape was applied over the joists before decking installation.
Merbau Decking & Rail Restoration
New 140×19 mm Merbau boards were installed across the rebuilt balcony, while the existing rails were restored. The new timber was prepared with tannin removal and a light finishing sand before a Gold Tone, Double Strength penetrating oil was applied to create a rich, consistent appearance.
The Final Result
The completed balcony is now structurally solid, properly anchored and protected against future moisture exposure. The new Merbau decking has transformed the front of the home, while restoring the existing hardwood rail details allowed us to retain part of the original character. Most importantly, the previously unsafe balcony is once again a secure and usable outdoor space.
